What you need

Everything you need is already in the deal file.

  • A signed offer to purchase. Once the deal is signed, your commission exists and we can bring it forward. Not signed yet? Get in touch — we will walk you through how it would work on the deal you are busy with.
  • A valid FFC and your PPRA number. Yours and the agency's.
  • Your signed mandate with the seller, and the transferring attorney's details.
  • Your bank confirmation letter, ID and proof of address. Payment runs through the transferring attorney's trust account to the account you nominate.

Your principal is part of it.

Your commission is paid through the agency, so your principal signs off alongside you. Mention it when you start and it takes a minute; leave it to the end and it is the one thing that can hold up your payment.

Questions agents ask

The things you are probably already wondering.

Is this a loan?

No. PropFlo brings your registration-day commission forward and pays you now; the attorney settles that portion with us on the day. There is no repayment, no instalments and no interest, because nothing is being lent. The attorney pays us our portion at registration and that is the end of it.

Does this go on my credit record?

No. There is no debt here, so there is nothing to appear on your credit record — and we do not run a credit check on you.

Does my principal have to know?

Yes, and they have to agree. Your commission is paid through the agency, so the agency has to consent to the sale. Bring them in at the start rather than at the end — it is the one thing that delays applications.

What does it cost?

Verify your PPRA number and the calculator shows you what your own deal looks like — before you apply for anything, send a document or commit to anything. The exact figure comes in writing once we have seen the deal.

Why only 75%?

Because a transfer can move. The portion we leave behind is the room that absorbs the ordinary surprises, and it comes to you at registration along with everything else.

How long does it take?

Once your documents are in, you are paid within 24 hours. That is possible because nothing in the process waits on paper — you sign from your phone, your documents come straight out of the deal file you already have, and your offer comes back by email.

Do I have to use a particular attorney?

No. The transferring attorney is whoever the seller appointed. They receive one written instruction to pay our portion at registration, and their work is otherwise unchanged.

Where does the money actually move?

Through the transferring attorney's trust account — the same protected route every bridging payment takes in a South African transfer. It reaches the account you nominate, and on registration day our portion is settled from the same place.

How is this different from the bridging company we already use?

Most bridging starts with a form and ends with a phone call. Ours starts with an answer. You see your own numbers before you apply for anything — not after a form, a phone call and a wait. And once you do apply, everything is electronic: the signature, the documents, the offer, the instruction to your attorney. The time that usually disappears into printing, scanning, couriers and chasing people simply is not in the process. The paperwork moves at the speed of your phone. The only clock left is the transfer's own.
